Mural Real Estate Partners has submitted applications to replace the current structure at 161-05 Hillside Ave. in Jamaica with a 14-story mixed-use development. The proposal calls for 173 residential units and 9,422 square feet of commercial space within a building that will rise 144 feet. The total floor area is planned to be 125,484 square feet, with residential space occupying 116,061.5 square feet.

The average unit size is projected at 670 square feet, a scale that typically indicates rental housing rather than ownership. The design also includes a cellar and a rear yard measuring 30 feet in length. Curtis+Ginsberg Architects is listed as the architect of record for the project, while Sandi Silk of Mural Real Estate Partners filed the applications.

The site sits near multiple mass transit options. The Parsons Boulevard subway station, which serves the E and F trains, is located nearby. Bus stops for the Q1, Q6, Q8, Q24, Q25, Q41, Q43, Q65, Q83, Q110, Q111, Q112, Q113, Q114, Q115, and QM68 lines also provide access to the area. The development is situated in a neighborhood with several educational institutions, including Captain Tilly Park, P.S. 86Q, P.S. 182Q, P.S. 349, Growing Up Green Charter School II, Hillcrest High School, the Queens High School for the Sciences, and the Young Women’s Leadership School of Queens.

Demolition permits for the existing building at the address have not yet been filed. No estimated completion date for the new construction has been announced. The project remains in the initial planning phase as the city reviews the submitted documents.
